Existing services diversions, including ESB & watermain are required to facilitate the construction works initially.

A substantial reduced level dig of approximately 25,000m3, and, substantial filling of the site, approximately 60,000T will be undertaken due to existing ground conditions.

Construction works will see the construction of 2 No. logistics warehouses constructed of steel portal framed buildings with 12 metre clear height, finished in composite external architectural panels and curtain walling. The buildings are founded on approximately 200 No. pad foundations with strip foundations connecting same.

The warehouse floor will be constructed to an FM2 finish to allow the future installation of high bay racking. Dock leveller installation consists of 5 No. in Unit 24 & 7 No. in Unit 25, these will be undertaken in precast.

Finished Site Works include the provision of approximately 9,000m2 of concrete yard, 4,000m2 of porous asphalt, significant drainage & services works and all soft landscaping.
